How to Select A Quality Contractor

Perhaps you are planning to build a deck, install a fence or have other work done that would require the hiring of a contractor. Most likely, you have heard innumerable horror stories regarding home improvement work. How do you go about choosing a competent contractor? Here are a few points to consider before you select a company.

First, do your homework. Know exactly what you want to have done. Libraries, the Internet, bookstores, magazines, and businesses such as Rudl, are excellent sources of information and ideas. Read do-it-yourself books and understand a little about the process and how long it should take. Equally important, know how much you are able to spend.

Next, select the names of several contractors. A good bet is a company that has been in business in your area for a long time and belongs to the Chamber of Commerce and a national or local trade association. Don't hesitate to ask friends and neighbors to refer you to companies that have done satisfactory work.

Begin to interview contractors. Check credentials. Do they carry liability and workmen's comp insurance to exceed the value of your home? Do they have proof of a current policy and the age of the policy? (Some "fly-by-night" companies take out insurance to obtain a certificate, then cancel it.). Ask for references. Quality contractors will be happy to provide you with names of previous customers. Check the references, asking specific questions about the quality of material and work, if the company performed to specifications and in a timely manner, and how the company responded to problems and complaints. Check with local municipal building department personnel and the Better Business Bureau. They can tell you if any complaints have been lodged against a company. Who are the contractor's suppliers? Are they reputable companies? Call them and ask if the contractor is a regular customer of theirs.

Determine if the company gives a written contract as a standard business practice. This will define clearly what is to be done and give you legal resource for substandard work should you have a problem. Is there a written guarantee of workmanship and material? For what period of time is the guarantee in effect and who is behind it? Generally, the contractor will guarantee workmanship but a guarantee from someone who sixteen months ago pumped gas has questionable value. Material warranties are typically provided by the manufacturer and vary from product to product.

Try to determine the type and quality of material to be used and have it specified in the contract. Inspect the material when it is delivered. The finished project will be only as good as the products used.

Finally, do you feel comfortable with the contractor? He or she may be working in and around your home for sometime.
